Kilrymont High School
Carmichael + Baxter Groundworks were extremely proud to contribute to this award-winning project, delivered in collaboration with our client, Space St Andrews, which has been named Student Accommodation of the Year at the 2026 Scottish Property Awards.
This recognition reflects the vision, collaboration, and dedication behind the transformation of the former Kilrymont High School into a vibrant, purpose-built student community in St Andrews.
Blending heritage with contemporary design, the development provides high-quality studios and apartments, alongside thoughtfully designed study, wellness, and social spaces – all created to enhance the student experience.
Our Team was tasked with delivering a full and comprehensive groundworks package encompassing site clearance and preparation, bulk earthworks, drainage and utilities installation, foundations, concrete floors, substructure and super structure blockwork including super structure facing brick façade, all external works including both soft and hard landscaping to support the overall development.

St Andrews Townhouse Development
The Carmichael + Baxter Group of Companies successfully transformed a former two-storey business unit into a stunning four-property townhouse development, set in the beautiful surroundings of St Andrews, Fife.
Careful project management and scheduling were essential to ensure efficient sequencing of trades, minimising delays and maintaining quality control throughout all phases of construction. Attention to detail and collaboration across teams resulted in a cohesive, high-specification finish.
Leveraging our full range of multi-trade services, the project began with the demolition of the existing structure, followed by a comprehensive groundwork and civil engineering package. This included extensive drainage works and the preparation of concrete slabs to create a solid foundation for the build.
With the groundwork complete, timber kits were delivered and expertly assembled by our Joinery Contracting team. M&E, plumbing, and decorating specialists then brought the project to life, ensuring every detail met the highest standards.
This development perfectly showcases the strength of collaboration across the Carmichael + Baxter Group of Companies. Clear communication, seamless coordination, and consistent workmanship from every team involved enabled us to deliver a truly high-quality result.

RAF lossiemouth fuel install
Winning the Best New Fuel Installation (Non-Retail) award at the 2022 APEA Awards has reinforced our position as one of Scotland’s leading fuel equipment installation companies.
This achievement represents the culmination of eighteen months of dedicated work, from the initial receipt of tender documentation through to final commissioning.
The project involved the construction of a new Mechanical Transport Filling Installation (MTFI) at RAF Lossiemouth, alongside the decommissioning of two existing sites.
All civil, mechanical, and electrical engineering works were delivered in-house by Industrial Services and Carmichael + Baxter Groundworks. The only exception was the installation of the new firefighting system, which was subcontracted to Ritmac of Glasgow and managed by our team.
The successful delivery of this project was made possible through the support of our key suppliers—TB Tanks, PFS Fueltec, Hytek/Pumptronics, and Gilbarco Veeder-Root—to whom we extend our sincere thanks for their continued collaboration and commitment.

johnston oils, Muir of Ord
We were delighted to deliver this large and comprehensive fuel installation project for our valued client, Johnston Oils, in Muir of Ord, Easter Ross, set against the stunning backdrop of the Scottish Highlands.
A fantastic effort from our Industrial Services team, delivering the project safely, efficiently and to a very high standard……. Another successful completion to be proud of.
This large-scale project comprised the siting and installation of three fuel storage tanks, including the design and construction of all associated walkways and access infrastructure.
A full pipework system was installed to accommodate fill lines and a loading skid, with all works executed in strict adherence to applicable regulatory and safety standards.
The successful delivery of this particular project demonstrates our capability to execute complex, large-scale engineering works while maintaining the highest levels of safety, efficiency, and quality assurance
